One Hundred Oaks Mall

From Decline to Opportunity

Built in 1968 as a 900,000 SF regional mall, Hundred Oaks had fallen into decline due to shifting consumer habits and years of deferred maintenance. Despite challenges, the property was strategically located at I-65 and Thompson Lane—just minutes from downtown Nashville and Vanderbilt University’s main campus.

A Creative Repositioning Strategy

With more retail space than the market could support, Corinth Properties and ATR Partners envisioned a higher and better use. In partnership with Vanderbilt University Medical Center, the team redeveloped the entire second floor into clinical and administrative operations. At the same time, the first floor was revitalized and repositioned to attract national retailers such as TJ Maxx, Ross, Michael’s, Petsmart, Guitar Center, Regal Theater, Texas Roadhouse, and Panda Express.

A Model for Mall Redevelopment

Hundred Oaks became one of the first large-scale mall redevelopments in the U.S., and it remains one of the most successful examples of adaptive reuse. By transforming an underperforming mall into a vibrant mixed-use destination anchored by healthcare and retail, Corinth and ATR established a blueprint they have since applied to other regional malls and vacant “big box” properties nationwide.

Eldorado Plaza

Located at the northwest corner of Eldorado Parkway and US 75 in McKinney, Texas, Eldorado Plaza was the pioneering project that met the retail and shopping needs of the fast-growing Dallas suburb.

We developed a core, Class A, grocery-anchored shopping center totaling 221,286 SF on 24 acres. The property featured an impressive lineup of national, credit-worthy tenants such as Belk, Bed Bath & Beyond, and Pier 1 Imports that all had strong sales playing off the inclusion of the area’s only specialty grocer, Trader Joe’s.

The Canyon Phase I

The Canyon in Oak Cliff is a 200+ acre mixed-used development at the southwest quadrant of Interstate 30 and Westmoreland Road in the Oak Cliff neighborhood of Dallas. Just miles away from Downtown Dallas and east of Pinnacle Park, this project will offer quality retail, urban residential and other amenities for north Oak Cliff and surrounding communities. We developed the first phase of retail with national users, such as Starbucks, Buffalo Wild Wings and Olive Garden.

With the success of Phase I, we are now in the design and planning stages for the Phase II retail development which will bring other nationally recognized sit-down restaurants such as Texas Roadhouse and Cheddar’s Scratch Kitchen to create a “Restaurant Row” for both nearby residents in the community as well as daily commuters traveling between Dallas, Arlington and Fort Worth.

Dallas’ Southern Sector has historically been underserved by quality retail, dining, and amenities. While many developers have passed it by, Corinth Properties recognized unmet demand and stepped in to deliver projects with purpose and impact.

Glen Oaks Crossing

Corinth introduced a Wal-Mart Supercenter, bringing accessible, affordable retail to southern Dallas.

Plaza at Cedar Hill

The Plaza at Cedar Hill was a ground-up retail development that helped redefine what was possible in the Southern Sector of Dallas. Developed at a time when the area was underserved by national retailers, the project introduced credit, nationally recognized tenants to Cedar Hill for the first time. The project validated market demand and served as a catalyst for broader tenant and investor interest south of Dallas.

RedBird Mall Redevelopment

Advised in the reimagination of a declining property into a vibrant mixed-use destination, leveraging relationships to bring quality retail, medical services, and office space to a community in need of all three.
